What TRE-Verified actually checks

Nigerian property is full of badges, stamps and certificates that mean whatever the person showing them wants them to mean. TRE's answer is a small family of marks with one standard behind them, published rules, and a public register where every current mark can be checked. This is what each one actually covers.
One family, two kinds of mark
TRE issues two kinds of mark, and the difference matters.
- Counterparty marks cover a person or company you deal with repeatedly. They are earned by assessment, valid for a fixed period, monitored, and revocable.
- Transaction marks cover one specific deal: one stay, one tenancy, one sale. They say nothing about the counterparty's other dealings.
No amount of transaction marks adds up to a counterparty mark. Twelve verified stays do not make a verified host. Each mark is earned on its own evidence.
The counterparty marks
TRE-Verified
The bare mark is reserved for developers, assessed against the six-pillar Gold Standard: legal and title, track record, financial standing, compliance and permits, buyer protections, and conduct and ethics. At onboarding the mark confirms identity, existence and premises, checked by TRE itself from public records and a physical inspection. It is not a title guarantee for any individual unit: deep title checks run per property, at the point of commitment.
TRE-Verified Agent
Covers an estate agent as a counterparty: registration standing where it applies, identity confirmed against government ID, track record reviewed, and the TRE code of conduct signed. It never covers any individual listing, which shows its own checks.
TRE-Verified Landlord and TRE-Verified Host
Standing marks for letting providers, earned through assessment of identity, right to let across the portfolio, track record, and the signed code of conduct.
The transaction marks
TRE-Verified Stay
One short-let unit, six checks: real and as described, owner and right to let, address and access, honest price and terms, payment agreed up front and paid directly to the host, and concierge support. Inspected in person, dated, revocable.
TRE-Verified Let
One tenancy, verified for its term, with rent, deposit and terms confirmed before you commit and paid directly to the landlord or their agent. TRE does not hold or release your money.
TRE-Verified Home
One property offered for sale by its individual owner: title evidenced, seller identity confirmed, honest price and terms, and the property physically inspected. The seller is verified for this transaction only, never as a developer.
What every mark has in common
- Dated. A mark without a date is not a TRE mark.
- Monitored and revocable. Standards slipping means the mark is withdrawn, and withdrawals for cause may be published.
- An assessment, not a guarantee. A mark is TRE's professional judgement on the evidence at a point in time. It is not insurance, a survey, or financial or legal advice.
- Never self-declared. Providers apply and are assessed. Nobody grants themselves a mark by ticking a box.
Check any mark in ten seconds
Every current mark lives on the public register. Search the name. If the person or company is there, TRE vouches for exactly what the register says, from the date it says. If they are not there, TRE does not vouch for them, whatever they claim. That asymmetry is the point: the register makes the mark impossible to fake and cheap to confirm.
