Scandic Court III is a completed development of two-bedroom ensuite maisonette apartments in Lekki, Lagos, off the Lekki Expressway between the former fourth and fifth roundabouts, beside The Address Homes. Six units remain, from 107.52 to 122.93 sqm. Each maisonette spans two floors: an open-plan living and dining area, fitted kitchen, guest WC and terrace downstairs, with a master bedroom and a second bedroom, both ensuite, and a balcony upstairs. The building provides full ground-floor parking across seven habitable floors, a fitness and yoga room, a co-working space, a laundry room and a reverse osmosis water treatment system, on a tarred access road with good drainage. Units are complete and ready for handover, delivered with kitchen cabinets, wardrobes and full bathroom fittings installed. Air conditioning, appliances and furniture are not included. Minutes from Blenco Supermarket, Westbrook Mall and Circle Mall, and about fifteen minutes from Victoria Island, it suits rental, shortlet and diaspora or corporate buyers. What is included. WCs, wash-hand basins, taps, shower cubicles and shower heads, kitchen cabinets and wardrobes. What is not included. Air conditioning, cooker, cooker extractor, oven, microwave, fridge and furniture. Buyers should budget for these separately. The developer has a preferred appliance supplier and an installation partner who will fit units for a fee. Costs in addition to the purchase price. Legal and administrative fee of NGN 1.2 million covering the sales agreement, deed documentation, Form 1C and the Deed of Mutual Covenant. Annual service charge of NGN 1.5 million, managed by Apex Facility Management Limited and subject to revision. Electricity connection fee of NGN 480,000. Buyers also arrange and pay for their own survey and for perfection of their title, which the developer does not handle and has not quantified. Payment. Outright payment is preferred and attracts no discount. The alternative is a 70 percent deposit with the 30 percent balance over three months. Keys are released on completion of payment. On the payment plan the buyer also pays the service charge deposit and their share of common-area electricity during the plan period, before receiving keys, and both are non-refundable. A cancelled deposit is refundable less 10 percent of the total sum deposited, which the developer confirms is written into the sales agreement. Title. The developer has confirmed that the land title for Scandic Court III is held by a third party, and that Scandic Lion sells under a sales agreement with that titleholder. Buyers receive a deed of assignment signed by the titleholder, together with Form 1C. The developer states this arrangement lets buyers receive their deeds immediately rather than waiting for consent to be obtained in the developer's name. Each buyer arranges and pays for their own survey and for perfection of their title, which is not covered by the developer's legal and administrative fee.
